There must be 50 ways to leave your lover, so said Paul Simon. There are probably just as many ways to do a real estate market report, too. Here’s how I do my monthly Bonita Springs real estate market reports: If you live in a single family home in Bonita Springs you can look up single family home absorption rates. Naturally, real estate is hyper local so if you’re just dying to know or it is important to know just for your specific neighborhood or gated community, just email and ask for a brand new, July 2008, no obligation, absorption rate.
I also do the months sales for sectors of housing, such as single family homes, but I also show you the volume for the prior two years so you have something to base the figures or gauge them against.
So, without further ado … another month has gone by in sunny Bonita Springs and here is your inventory report and absorption rates for June 2008. At first glance you might think that the numbers are (in months) hefty but we’ve absorbed more inventory, which is a good thing. We’ve peeled off a few months worth of inventory in Bonita Springs and Estero, Florida in every sector of housing. We took off from just a month to up to four months of inventory depending upon what type of housing. Every month there is a little more off of the books and we’re weeding our way back to stable market.
If you’ve been watching the Bonita Springs real estate market and trying to time getting in, make sure you don’t time yourself out of the market. Watch those interest rates, the bumps are just around the corner. If you’ve been thinking of getting into the vacation home or investment property market in Bonita Springs, Estero, Naples or Fort Myers you should be on alert about market conditions and interest rates.
