How much real estate is on the market?  Is Bonita Springs real estate as bad as they say Florida real estate is?  These statistics are a broad stroke of the brush and when doing the calculations pending sales are counted as active so the numbers are less than what is published.  Great news for home owners, not so great of news for those looking to purchase Bonita Springs real estate.  Inventory is low in the entry level prices.

Historical Bonita Bay Real Estate Sales

Bonita Bay real estate sales fought to hold their own during the month of April 2012, but dipped only a few units shy of the average.  Of the recorded Bonita Bay real estate sales, all were considered equity sales, none were foreclosures or short sales.  This report includes both Bonita Bay homes and Bonita Bay condos, including the towers.

To get an idea of what price ranges of real estate in Bonita Bay has sold, take a look at the following graph. The price range of real estate selling in Bonita Bay helps consumers, both buyers and sellers of real estate understand how swiftly or slowly their real estate market is moving.

Sales History of Bonita Springs Homes and Condos

Bonita Springs real estate has changed dramatically and quietly over the years but often times consumers have a hard time figuring that out with the conflicting reports that make it to the mainstream media.  A good portion of the reason why I blog is to write accurate news.

Oye … most real estate buyers and sellers don’t realize how time consuming it is collect the data for these reports.  That being said, here is the latest and greatest of what is going on in the Bonita Springs and Estero Florida area.  For the most part it’s all good, we’re selling off inventory like gang busters and the market is stabilizing and moving forward.

What Price Point of Bonita Springs Homes is Selling?

Bonita Springs Home Sales have been chugging along. We’ve seen the price point of $400,000 and under command the market for some time.  The reality of Bonita Springs and Estero Florida real estate sales is that all price points sell, just some price points sell more. 

Those homes and condos in the slimmer margins on the graph are generally in better condition and priced appropriately for the real estate market. 

Excluding manufactured homes, there are only about thirty properties on the market in Bonita Springs and Estero Florida, priced under $100,000.  We will be seeing the $200,000 and under market shrink in sales ratio simply because the 100K and under price point of Bonita Springs real estate is slowing going away with market recovery.  It was nice while it lasted.

Bonita Springs Real Estate Sales Statistics

Bonita Springs Real estate sales have been cooking along and the latest month’s report has us looking at the lowest amount of foreclosure and short sales we’ve seen in a while in the Bonita Springs and Estero Florida areas.   Equity sales, the green section, are homes and condos for sale which do not have bank involvement.  They are just regular real estate sales.

The market has stabilized quite a bit and we’ve seen a tremendous amount of inventory absorbed as well as the prices of real estate go up.  The entry level has been absorbed.  Homes that hit the real estate market in the most affordable price points sell quickly, often with multiple offers.  It’s not fun being a first time home buyer in the Bonita Springs real estate market, these days.

Real Estate Market Conditions in Bonita Bay

The graphs below show the current market conditions for March 2012 in Bonita Bay Golf and Country Club in Bonita Springs, Florida.  Real estate is local and while this market report is specific to Bonita Bay, there are sub-communities within the gates of this fine community with fluctuating inventory levels.  Contact a real estate agent to find out what the absorption rate is for the community you have a specific interest in.

Update: 6 additional properties were recorded as closed sale some time after this report was prepared bringing the total unit of real estate sold in Bonita Bay to 32. None were Foreclosure.

Sales History of Bonita Springs Homes 

Busy, this winter tourist and real estate season has been another brisk March sales month.  We’ve seen quite a bit of unit sales ongoing for several months and as a result real estate inventory has started leveling off.  The entry level pricing to get into the Bonita Springs real estate market has slowly been rising.  Neighborhoods with excessive inventory have stabilized and many are experiencing balanced inventories.

The Estero and Bonita Springs real estate inventory has a whole is at about one year at this time. Of course real estate is local and price driven. Many of the entry level priced areas are experiencing shortages or low inventory.  While high rise condominiums have more choices due to higher inventory levels.  High rise inventory in Bonita Bay, The Colony and West Bay Club account for over one half of the available active listings.  The balance of active listings would be Bonita Beach Condos.

Other areas with larger inventories include a few of the bundled golf communities generally due to the fixed fee structure for mandatory golf memberships and the upkeep of amenities of the community.

What Price Point of Homes in Bonita Springs is Selling?

And the reason why the “entry level” price point of real estate in Bonita Springs is rising is because for quite some time the largest sales sectors have been the $200K and under sector followed by the $200-400 price point.  We’ve finally started seeing the higher price points and luxury real estate sales picking up, also.

Why do you need to know what price point is selling?  If you’re a buyer you may need to take immediate action if you find a dream home in the $400,000 and under price.  There may be little time to waste because you won’t be the only person shopping for real estate or the only offer.  There is a very real possibility that you won’t be the only offer placed on the property, also. That offer that you are placing may be close if not over the list price in some Bonita Springs and Estero Florida neighborhoods.

Bonita Springs Home Sales Foreclosures vs. Short Sales

Foreclosures in Bonita Springs are significantly down for the first time in many moons. Locally, when a foreclosure hits the real estate market it sells quickly and usually experiences a multiple offer situation. It is not uncommon for parties interested in purchasing a foreclosure to be requested to offer “their highest and best offer” by a specific time.

Consumers have been conditioned to look for a foreclosure to get the best possible deal.  We’ve now been experiencing more equity sales, which are often in better condition, fewer foreclosures and fewer short sales in the market place.  Buyers, don’t forget to look at all that is available on the market or you could miss the best opportunities.  Not all good deals are distressed real estate in Bonita Springs.

Bonita Springs Home Inventory – What’s on the Market?

• Single Family & Villa Homes – 12.1 Months

• Attached Villa Homes – 8.2 Months

• Low Rise Condominiums – 11.2 Months

Statistics were gathered from the Sunshine MLS on March 4, 2012.  This is the anticipated time it would take to sell existing inventory. The Bonita Springs real estate market has made strides in leaps and bounds.

Six months is considered a balanced market. We do have a large amount of pending/pending-contingent properties skewing the market statistics so the months of current inventory would be far less if those transactions weren’t in the equation.
