Bonita Springs Gulf Access Homes for Sale
One of the great benefits of owning waterfront real estate in Bonita Springs or Estero is the option to buy a gulf access home. A gulf access home sits on a river, canal or bay with a navigable route to the Gulf, so you can keep your boat at your own dock.
Estero offers a limited amount of gulf access real estate, with a few riverfront and canal front homes that reach the Gulf by way of the Estero River. Bonita Springs offers many more ways to reach the water.
Whether you are a recreational boater, a kayaker or a fishing enthusiast, there is a style of gulf access property for you in Bonita Springs. Typical gulf access homes have wooden docks with boat lifts, hoists or davits to raise and lower watercraft. Some have floating docks to drive jet skis up onto.

The Imperial River and Its Canals
The Imperial River is the main route to the Gulf for Bonita Springs gulf access homes. Dozens of canals and creeks meet the river, giving many homes and lots access to the back bay estuaries and the Gulf. Boaters head down the river to Estero Bay, then south to Wiggins Pass or north through Broadway Channel to Big Carlos Pass. Other Bonita Springs waterways include Spring Creek, Bay Creek and Oak Creek.

Deeper Water and Little Hickory Bay
Naturally, the deeper the water, the higher the price of the gulf access home. Deep water means bigger boats. Bigger boats often mean bigger homes.
Some of the most expensive gulf access homes sit just a stone's throw from the beach on Little Hickory Bay. Barefoot Beach and Bonita Shores are in Collier County with Bonita Springs addresses. Little Hickory Shores sits on the Lee County side of the bay. Along Estero Bay, Carolands offers bayfront homes just across the street from the Gulf.
Vacant gulf access lots come up for sale too. Riverfront lots generally cost more than canal front lots, depending on lot size, water depth, view and location.

Bonita Springs has a few quaint gated communities with gulf access on the Imperial River or Little Hickory Bay:

Boat Access Without a Gulf Access Home
Several communities along the Imperial River have community boat ramps for owners and residents. A few condominium buildings offer boat docks for sale, for rent or on a first come, first served basis. It is possible to live in a condo and still have boat access in Bonita Springs.
Boaters who would rather store their vessel have options too. Near Little Hickory Bay, Barefoot Boat Club on Bonita Beach Road offers wet slips, dry storage and boat condos. Baywater Exclusive Boat Club is across the street. Throughout Bonita Springs and Estero there are also several public boat ramps and parks for those who trailer boats and jet skis.

A Local's View of Life on the Water
My life in the Bonita Springs area has largely been spent on the water. I have lived on a variety of waterways and enjoyed them by boat, by personal watercraft such as jet skis and by paddlecraft. For the longest time I was a diehard paddler. I have paddled just about every waterway, tributary and creek around here. I don't think there is anything more beautiful than what the Bonita Springs area has.
Most people spend their time on the west side of the Imperial River. Paddle the East Imperial River up toward Bonita Grande Drive and you enter an area full of enormous cypress trees. It runs along Cullum's Trail. It is old Florida. Large boats can't go up there. For a paddler it is something to see and well worth the trip up the river.
One of my favorite places to live was on Little Hickory Bay. We had a lot of fun times on the water. You come home with that little bit of red glow, hot, with the salt water dried on your skin. You jump in the pool and get immediate refreshment as the salt rinses off. Friends are over, the grill is going and someone is fishing off the dock.
Boaters who are also dog owners often end up at or near Dog Beach near Big Carlos Pass, where dogs can run off leash. There is nothing more exciting to a dog than a boat ride. They stand on the high seat or ride the bow like they are patrolling the waterways. I have taken more photos than I can count of little dogs with big attitudes who have deputized themselves top law dog of the water.
People often picture waterfront living as a snapshot. It is really a full-length feature film: the aroma of burgers in the air, splashing in the pool, the fishing, the boating and the coconut scent of suntan oil. It is the whole lifestyle. I have lived it and it is so much fun. Whether I am listing a waterfront home or helping a buyer find one, I love showing people what is possible for them on the water.
