Any agent can be a buyer's agent. Florida is a transaction brokerage state. An agent can be a single agent if their brokerage doesn't have the listing you're placing a purchase offer on. While I work with many buyers, there are also many agents that do in the area. The key is to find an experienced agent and one that knows the area, works full time and is responsive. I'd be more concerned with experience and responsiveness in this market than transaction vs. single agency. I just helped my daughter purchase her first home as a transaction broker. She needed my experience to get the job done more than any title as a buyer agent.
